Are you currently a UAE resident?
AIN Global's eligibility checker provides an indicative assessment based on publicly available Dubai Land Department criteria. It does not constitute official programme approval, mortgage approval, financial advice, or a guarantee of programme benefits. Eligibility, partner offers and financing terms are determined by Dubai Land Department and participating developers and financial institutions and may change.
Programme eligibility and benefits are subject to Dubai Land Department and participating partner terms.

Check first. Compare second. Buy only when the numbers make sense.
Owning property outside Dubai does not necessarily disqualify you.
Owning property in another Emirate does not automatically disqualify you.
Ready-property buyers can access applicable participating-bank benefits.
A mortgage is not mandatory to participate.
Joint purchasers must both be eligible.
There are no additional application or participation fees, but standard transaction fees still apply unless a specific offer states otherwise.
What could first-time buyer status actually give you?
Benefit 01
Early access to selected property launches
Eligible buyers can receive priority access to units from participating developers, which may provide more choice across layouts, floors, views, unit positions and price points.
Priority access does not guarantee superior units.
Benefit 02
Preferential developer pricing
Selected participating developers can offer preferential prices on applicable inventory.
Offers vary by developer, project, unit and time.
Benefit 03
Flexible payment options
Participating off-plan developers may offer flexible payment plans. Eligible credit-card arrangements may allow DLD registration fees to be paid through interest-free instalments.
The standard DLD registration fee is not automatically waived.
Benefit 04
Special mortgage options
Participating banks may provide preferential interest rates, preferential fees, faster approval processes and programme-specific financing offers.
Financing remains subject to bank eligibility, valuation, affordability and credit assessment.

Market context
Why first-time buyers should be paying attention now
Dubai is becoming a more selective market.
After several years of rapid residential growth, Dubai is entering a different phase. New residential supply is increasing, demand has moderated in parts of the market, and buyers increasingly have more properties competing for their attention.
More supply
More projects and future inventory are competing for buyer attention.
A moderating market
Demand, supply and pricing conditions should be reviewed using current institutional research before committing.
More reason to compare
Developer, project, payment plan, building, community and unit selection matter more as choice increases.
The opportunity isn't to rush into Dubai property. It's to use greater choice to become more selective.
